West Side Place (WSP), developed by Far East Consortium, is a premier billion-dollar development located at the junction of Spencer and Lonsdale Streets in Melbourne’s CBD.
Spanning over 97,000 square metres, the project was first envisioned in 2013 and has made substantial progress since then. The first stage includes over 1,300 apartments across two towers, with Tower 1 hosting the prestigious Ritz-Carlton Hotel, offering over 250 rooms, a business centre, and a grand ballroom.
The second stage adds 1,500 apartments across two towers, with Tower 3 featuring the 4-star Dorsett Hotel, providing 316 rooms. With its prime location, luxurious accommodations, and modern amenities, WSP is a highly sought-after urban lifestyle destination for both residents and guests.
The project involved a comprehensive asset register review, assessing equipment, facilities, and infrastructure. A thorough condition assessment identified potential risks and maintenance needs, prioritising assets based on criticality to allocate funding effectively and address high-priority issues. Maintenance strategies were reviewed, including preventive and predictive techniques, routine inspections, and tailored schedules, with a budget estimation for execution. A robust monitoring system was implemented to track the progress of the maintenance plan over a 10-year period.
